PHOENIX is the comprehensive refurbishment of an existing office building located in Eschborn Süd, one of the established business locations in the Frankfurt region.

The project repositions the property to meet current market expectations, creating flexible and high-quality office spaces for a new generation of tenants. The intervention includes a full modernization of the building, with a focus on upgrading both the architectural and technical standards. The building was completely vacated during construction, allowing for a holistic redevelopment approach and the implementation of a new energy and building services concept.

On the MEP side, the project involved a complete renewal of mechanical systems, including the introduction of new heating and cooling solutions, ventilation systems, and air handling units, as well as the integration of heat pump technology. The overall concept supports improved energy performance and aligns with contemporary sustainability standards. BWK Engineers provided detailed design (LPH 5) for mechanical systems, working within the design-and-build structure led by Goldbeck. The scope focused on the development and coordination of efficient and robust system solutions, supporting both the technical upgrade and the repositioning of the asset.
