SEED

SEED is a contemporary office development located in Frankfurt’s Europaviertel, designed as a flexible and user-oriented working environment within a well-established urban context. The building offers approximately 30,000 m² gross floor area and is conceived around a multi-space office concept, allowing for a high degree of adaptability to different working modes.
A defining feature of the project is the strong integration of outdoor spaces, including terraces, courtyards, and landscaped areas, which form an integral part of the overall workplace concept and contribute to the quality of stay.
The building follows ambitious sustainability goals, targeting DGNB Gold certification. The energy concept incorporates geothermal heat pumps in combination with buffer storage systems, enabling efficient use and balancing of thermal energy for both heating and cooling. Photovoltaic systems further support the building’s energy performance.
BWK Engineers provided design services for Mechanical, Plumbing, Fire Extinguishing and BMS systems across multiple project stages. Services included concept and planning phases (LPH 3–4) for the developer, as well as detailed design (LPH 5) for the general contractor, ensuring continuity and coordination from early design through execution. The scope included the development of flexible building services solutions aligned with the adaptable office layout and the overall sustainability concept.
